Surveys

Surveys are our core service as Chartered Building Surveyors and we use the full breadth of our property experience, design knowledge and legal overview to report on condition, state of repair and building performance.

Our inspections are most frequently visual assessments and we have the experience to recommend testing and investigation works when appropriate.

Our reports are presented with budget cost advice and we will tailor the report format to suit the client’s requirement for clear and concise findings.

Our survey methodology includes the use of hand held survey equipment (eg. laser measurement, damp meter, thermographic imaging, digital camera etc..). We also use remote camera systems for high level inspections up to 10m.

Our pre-acquisition surveys generate key information and advice for decision making before purchase. Knowledge of occupational use is important but not essential. Our findings are often given in conjunction with professional advice from others involved in the sale process. The following formats are common:

  • RICS Level III survey – Residential.
  • Technical due diligence survey.
  • Executive / summary reporting.
  • Tailored response report (Retail).
  • Planned Maintenance forecasts.
  • Schedule of Condition.
  • Schedules of Landlord’s fixtures and fittings.

These surveys can be led by specific legislative issues or by the requirements of third parties such as grant funding authorities and insurers. These compliance type surveys often require a specific occupational brief for the building (if not already occupied) and include:

  • Fire risk assessments (“FRA”).
  • General health & safety compliance.
  • Access audit.
  • Schedules of Tenant’s fixtures & fittings.
  • Reinstatement cost assessments (“RCA”)
  • Bespoke grant funding surveys.

Physical occupation can require a re-apprasial of building condition and performance:

  • FRA & RCA updates and periodic review.
  • Planned Maintenance Programme (Working document).
  • Asset registers.
  • Defect reporting (non-litigation issues)
  • Measured surveys.

Our Assessments

We can co-ordinate the advice from others that also relate to building condition and performance. These third party consultants often acting directly for our client might include:

  • Mechanical and electrical consultants.
  • Structural calculation
  • Testing by service contractors (eg; electrical, gas safe, HVAC, acoustic etc).
  • Asbestos and environmental audits.
  • Damp proofing and timber treatment contractors (destructive testing)
  • Geotechnical engineers.
  • Building movement monitoring contractors
  • Specialist survey access.
